Quick answer

What does marketing for a home inspector need to do?

A home buyer often needs an inspection soon after an offer is accepted, and a buyer may check you before booking, even when an agent gave them your name. Marketing for a home inspector has to make you easy to find in the towns you cover, easy to verify and easy to book on a phone.

The same goes for a seller ordering a pre-listing inspection or an agent's office booking for a client. Each wants your license, your reviews and a quick way to get on your calendar.

What makes home inspection marketing different?

Home inspection work follows home sales and starts with trust. Agents refer, but buyers still check. Your license can be looked up, your add-on inspections are separate searches, and most customers hire you once. We plan your Business Profile and pages around those facts.

  • Agents refer; buyers verify.A referral puts your name in a buyer's notes. A buyer may still look you up on Google Maps and read your reviews before booking. We make sure what they find backs up what the agent said.
  • The busy months move.Inspection searches follow a yearly pattern, but the busiest month changes from year to year (see the data below). We get pages and profile updates in place before your busy months, not during them.
  • Your license is checked. In Florida, for example, a home inspector license has been required since July 1, 2010, and anyone can look one up by name or number in the state's records. We show your license and credentials as text that matches the state record.
  • Add-on inspections are separate searches.Radon, mold, sewer scope, termite and pre-listing inspections are searched for on their own. If you offer them, each gets its own page and its own service on your Business Profile.
  • Most customers buy once.A buyer may not need you again for years, so reviews carry one job to the next. We help you ask every client from your own system, and we draft replies to each review under the approval setting you choose.

How many people search for a home inspection, and when?

Across the US, "home inspection" averages about 74,000 Google searches a month. Searches run highest in spring and summer and lowest in November and December, but the busiest month moves: May and June in 2023, July in 2024, and March through June in 2025.

On a four-year average, May is the busiest month and December the quietest, and the busiest month is only about 1.5 times the quietest. That's a gentler swing than landscaping or paving searches, at about 2.3 and 2.2 times. So the job is less about one rush and more about being found every week, with updates done before spring.

City figures count searches inside city limits, not suburbs. Estimates are rounded, and searches aren't booked jobs. Our 50-metro study covers 8 other trades, not home inspection. How we read seasons: when home-service demand peaks.

Do home inspectors still need search if agents send the work?

Yes. Agent referrals are valuable, but they don't reach every buyer, and in Massachusetts an agent can't recommend a specific inspector unless they work exclusively for the buyer. A buyer with no name, or who wants a second option, searches. Your Business Profile, reviews and site then decide whether that buyer calls you.

Massachusetts is the clearest example. State law says real estate brokers and salespeople "shall not directly recommend a specific home inspection company or home inspector," unless a written agreement says the agent is acting exclusively for the buyer. On request, they can hand over the full list of licensed inspectors. A buyer working from that list chooses on what they can find and check.

AI answers check records as well. Our October 2026 study didn't include home inspection, but across 8 other home-service trades, when ChatGPT was asked if a named contractor was legit, 10,288 of its 11,982 answers cited a government or licensing site and 10,582 cited the BBB. For an inspector, the license record is the one to get right: your name, license number and service area should match across your site, profile and the state lookup. The counts come from our research on what ChatGPT checks.

What this means for you: keep earning agent referrals, and make sure the buyer who looks you up finds a complete Business Profile, recent reviews and a booking path that works on a phone. That second part is our work.

What goes on a home inspector's website and profile?

A buyer on a timeline wants proof you cover their town, offer the inspection they need, hold a license and can fit them in. Here's what we build or fix first. A new site is optional; answering those four questions isn't.

  1. A page for each inspection you sell, from the standard buyer's inspection to add-ons like radon or sewer scope, with what your report covers.
  2. Pages for the towns you serve, so buyers and agents in each one can see you work there.
  3. Your license and credentials as text, matching your state record, not only as a badge image.
  4. A booking or request form that works on a phone, with call and form tracking checked.
  5. An honest review-request process, sent from your own system after every inspection, with replies under the approval setting you choose.
  6. Answers to buyers' common questionshow long an inspection takes, when the report arrives and what happens next, in your own words.

The work

Have you worked with home inspectors before?
Our published client story is Precision Fenceworks, a Georgia fence company we've worked with for 8 years. We haven't published a home inspection story, and our 50-metro study doesn't cover the trade. For inspectors we start from search data like the table above and from how buyers in your towns find an inspector when no agent hands them a name. The free review shows how buyers in your area see you today.
Will marketing get in the way of agent referrals?
It shouldn't. Most of the work is your Business Profile, reviews and pages, which buyers see after an agent passes your name along, so a complete profile backs up the referral. If you want pages for agents, such as how you schedule and deliver reports, we plan them in your proposal.
Can you help us sell more add-on inspections?
Each add-on you offer, such as radon testing, mold or sewer scope, gets its own page and its own service on your Business Profile, so buyers searching for it can find you. The number of service lines you want to grow is one of the two things that set your price, along with how competitive your market is. We can't promise how many add-ons you'll sell.
What should we do in the slow months?
Use the quietest months, November and December in most years, to fix your profile, add pages and build reviews, so they're in place before spring searches rise. In 2025 the busy stretch started in March. We set the order of work for your own market in the proposal.
Do I need a new website?
Not always. If yours can't turn visits into calls, we'll say so and quote a site separately.

Cost and terms

Do you sell home inspection leads?
No. A lead service can send the same buyer's request to several inspectors. We help buyers find and book you directly through your own Google Business Profile, website and reviews, and Mindflow doesn't sell or share those inquiries. If you buy leads today, compare their cost per booked inspection with your own channel; our leads and ads guides walk through the options.
Am I locked into a contract?
The first 90 days are committed and billed monthly. After that it's month to month with 30 days' notice.
Who owns my accounts and website?
You do. Every account stays in your name, and website files and copy are yours once paid.
Will you work with my competitor?
No. We won't work with your direct competitor in your area.
Do you run Google Ads, Local Services Ads or ChatGPT ads?
Case by case. Our plans cover SEO, AI search, your Google Business Profile, reviews and conversion. When paid ads fit your market and goals, we scope Google Ads, Local Services Ads or ChatGPT ads in your proposal. Ad spend goes to the platform and isn't part of our fee.

AI and results

How long does SEO take?
Usually months, not weeks. How fast depends on your competitors and on how complete your Business Profile and site are today.
Do you guarantee rankings?
No. No one can guarantee a spot on Google or in an AI answer. We show you the work and the results.
Is AI SEO extra?
No. AI search optimization is included in SEO in every plan.
