Foundation repair leads: what a bought inspection really costs

By Youssef Hodaigui, Mindflow Marketing · Last reviewed November 1, 2026

Foundation repair leads are homeowners, buyers and sellers who ask a foundation company to look at a crack, a sloping floor or a door that sticks. You can buy them from marketplaces, lead sellers or Google Local Services Ads, or build your own channel: your Business Profile, website, reviews and the agents and inspectors who refer you. Either way, the lead only gets you to a free inspection, and the inspection is where most of the money goes.

The whole program for this trade is on our foundation repair marketing page, and our foundation repair marketing ideas guide ranks ways to grow beyond leads. The same buy-or-build choice for every trade is in our home-service lead generation guide.

Lead sourceHow it chargesWho else may get the request
AngiPer lead; fees "change based on task, homeowner location, and demand for the work"Each request goes to "no more than five pros"
Modernize"Priced to match lead value," in a program built "based on annual revenue"Matches homeowners to pros "by location, availability, and project needs"; doesn't say how many, so ask
Google Local Services Ads, category "Foundations services"Each valid lead; your bid is "the most you'd pay for a lead"Other foundation companies bid on the same leads
Your own Business Profile, site, reviews and referral partnersYour time, or a marketing feeThe request comes to you alone

What does the free inspection add to the cost of a foundation lead?

Usually more than the lead itself. Every bought request becomes a visit: an inspector's drive, time on site and a written assessment, whether the homeowner signs or not. So price foundation leads per signed repair, count each inspection as a cost, and compare sources on that number rather than on the price of a lead.

Example numbers, not benchmarks or market prices: one inspection visit costs you $120 in time and driving.

Cheaper shared requestPricier exclusive call
Lead price$60$150
Inspection visit$120$120
Inspections per signed repair63
Cost per signed repair$1,080$810

On the cheaper source, $720 of the $1,080 is your inspector's time: two-thirds of the cost. The close rates here are made up, and yours decide which column wins. What holds either way is the shape of the math. If a source's homeowners also book other companies, more of your visits end unsigned, and the inspection line grows faster than the lead line.

Track three numbers for every source, every month: inspections booked, inspections done and repairs signed. Our lead quality guide shows a simple way to log them. Our foundation repair PPC page uses the same inspections-per-signed-repair count to set what an ad lead can cost.

Which questions should a foundation lead answer before you send an inspector?

The ones that tell you whether the visit can pay: where the home is, what the owner is seeing, and whether a sale sets a deadline. Each visit you skip on a lead you couldn't win saves the full inspection cost. A short call or form before booking does that screening, and it costs nothing per lead.

Ask before you book:

  • The town or ZIP code, so an inspector doesn't drive to the edge of your area for a lead you can't serve well.
  • What they're seeing: wall cracks, sticking doors, sloping floors or water in a crawl space. Water and crawl space problems may need a different crew, or a different company.
  • Whether the home is under contract, and the closing date, so you only promise a visit you can make in time.
  • Whether another company has already inspected, and whether an engineer's report exists. A homeowner on a third opinion is comparing written plans; you can still win, but you know what you're up against.
  • The foundation type if they know it, slab or pier and beam, so the right person goes.

What the sellers' pages say about delivery: Modernize says "Leads are sent to you in real-time" and are "delivered directly to your CRM"; Angi says its fees change "based on task," so the task a homeowner picks shapes both the lead and its price. Our Angi leads guide covers its credit rules.

Before you pay, ask any foundation lead seller:

  • Do I see the homeowner's description before I'm charged, or only after?
  • Is the same request sold to other companies, and to how many?
  • How are requests outside my area, or for work I don't do, handled and credited?

What do homeowners read about you after a lead gives them your name?

Forums and marketplaces, more than in the other six trades in our 5-city study. In 150 ChatGPT answers about named foundation repair companies, 38 cited Reddit; no other trade in the study passed 12. HomeAdvisor and Angi were also cited at least as often as in any of the other six trades.

Source: Mindflow research, our 5-city study (October 2026): Atlanta, Austin, Charlotte, Houston and San Antonio, collected October 17–18, 2026 with the OpenAI API and web search; 150 ChatGPT answers about named companies per trade, across seven trades (foundation repair, general contractor, landscaping, carpet cleaning, junk removal, movers, window replacement). Counts the answers citing each source; one answer can cite several. Reported separately from our 50-metro study. Methodology.

The full source list, led by the BBB, is on our foundation repair marketing page. For buying leads, the point is narrower: a homeowner who gets your name from a paid source can read what others say about foundation companies, yours included, before your inspector knocks.

Two things follow:

  • Old marketplace profiles can keep showing up after you stop paying, so keep yours accurate or ask the site how to close it.
  • Answer complaints where the platform allows a business reply, with facts and a way to reach you. Never post as a customer.

Franchise brands don't crowd these answers. In five ChatGPT runs per city that named no company, asking which foundation company to call, none of the 25 answers cited a franchise brand site; in junk removal, all 25 did. Our foundation repair SEO page shows how many map leaders those answers named. All trades: what ChatGPT checks before recommending a contractor.

How do foundation inspections turn into referrals you don't pay for?

By leaving a record people can pass on. A written inspection summary and clear warranty terms give agents, home inspectors and past customers something to forward, and your Business Profile and reviews catch the homeowners who search. None of it carries a fee per lead.

  1. Leave every homeowner a written inspection summary. What it should include and how to make it easy to forward are in our foundation repair marketing ideas.
  2. Introduce yourself to the agents and home inspectors who already flag foundation problems in your towns, and send a sample summary so they know what their clients will receive.
  3. Publish your warranty terms and whether they transfer, because home-sale leads ask first. Our foundation repair website page covers how that page should read.
  4. Ask for a review after the final walk-through, once the homeowner has seen the result, and never in exchange for a discount. Our reviews and reputation page explains the program.
  5. Keep a source column in your job log, inspections included, and keep only the paid sources whose cost per signed repair beats your referrals.

Mindflow doesn't sell, share or resell leads. Our one program covers SEO, including AI search optimization, your Business Profile, reviews and conversion work, so calls come through channels you own. Websites are a separate project. When paid ads fit your market and goals, we scope Google Ads, Local Services Ads or ChatGPT ads in your proposal; ad spend is paid to the platform. You own every account, and we don't promise leads, rankings or returns. More on our foundation repair marketing page.

Frequently asked questions

Can I buy leads only for the repairs I do? Partly. Angi prices each lead by task, so the tasks you accept shape what arrives. Modernize says it matches homeowners "by location, availability, and project needs." In Local Services Ads, Google lets you "choose what types of leads to receive," and our foundation repair PPC page covers what it no longer credits. Ask every seller in writing how waterproofing and crawl space requests are billed.

Should a foundation company work with real estate agents? If home sales bring you work, yes, as a referral relationship rather than a paid lead. Agents need an inspection that fits a closing date and a summary a buyer can understand. Show them a sample, explain your warranty and whether it transfers, and only promise visit times you can keep. Then count the repairs each agent's clients sign, as you would for a paid source.

How fast should I call back a bought foundation lead? Within minutes when you can. Angi can send the same request to up to five pros, and Modernize says its leads arrive in real time, so another company may already be dialing. Run the screening questions on that first call and book the inspection before you hang up. Our speed-to-lead guide covers setting that up.

How do I compare a lead seller with Local Services Ads? On the same number: cost per signed repair, every inspection counted, over a few months. Google says leads "determined to be invalid or low quality are not charged," and that when similar businesses bid on the same lead, "those bids determine how much the lead is worth." For a seller, ask what makes a lead billable and how disputes work before the first charge.
