SEO for Foundation Repair Companies

Mindflow runs SEO for foundation repair companies. We help homeowners, buyers and their agents find you when they search for foundation repair, piers and leveling, crawl space work and waterproofing in the areas you serve, on Google Maps, in search results and in AI answers. What does SEO do for a foundation repair company?

SEO for a foundation company is the work that gets you found when someone notices a crack or a wet crawl space, and makes your inspection process, warranty and reviews easy to check. It covers the Google map, search results and AI answers like Google's AI Overviews and ChatGPT (in our research, the OpenAI API with web search).

Inspection requests come through your own profile and site; Mindflow doesn't sell or share leads. Foundation buyers look for a company in three ways:

  • The problem and the place"foundation repair near me" or "crawl space repair in [your town]."
  • The mapthe three companies Google shows first, with their reviews and photos.
  • Your nameafter an inspector's report or a neighbor's repair, they look you up to check your warranty and record.

What foundation buyers check, the records ChatGPT cited about named foundation companies and how soil and home sales drive the work are on our foundation repair marketing page.

If you lead the map, does ChatGPT name you too?

Not reliably. In our 5-city study, across five ChatGPT runs per city that named no company, ChatGPT named 4 of the 15 foundation repair businesses in Google's Maps top three and 7 of the 14 in the local pack, and only 3 were in all three places. Ranking on the map and being named are separate results.

Where the business showed (5 cities)Named by ChatGPT
Google Maps top three4 of 15
Local pack on the search page7 of 14
Maps top three, local pack and named3
Any business, counted city by city88 names

Counted city by city, those 25 runs named 88 businesses. The answers also cited other businesses', media and blog sites in 22 of the 25 runs and the BBB in 17. So the work runs on two tracks: keep your Business Profile and reviews strong for the map, and make the pages and records that AI tools read about your company complete and consistent.

A business counts as named if it appeared in at least one run. The Atlanta local pack showed two listings. Reported separately from our 50-metro study, which covers eight other trades. Which pages does a foundation repair website need?

A foundation site needs a page for each service line, answers to the problems homeowners notice first, and a town page only where you've done real repairs. Google's rules set the limits on the profile side: a company that goes to the customer hides its address, lists its service areas and keeps them within reach.

PageWhat it answersWhat it needs
Piers and levelingSearches like "foundation repair near me" and "slab repair"Your repair methods in plain words, photos of your crews' work, when an engineer is involved
Pier-and-beam repairSearches for raised-floor and beam repairShimming, beam and joist work, how access under the house works
Crawl spaceSearches like "crawl space repair"Moisture, supports and vapor barriers, what an inspection looks at
Waterproofing and drainageSearches like "basement waterproofing"Your drainage and waterproofing work, which houses it fits
Problem answersSearches about cracks, sticking doors or sloping floorsWhat each sign can mean, why an inspection comes first, no diagnosis by web page
Inspection and warrantyBuyers, sellers and agents in a home saleHow the visit works, what the warranty covers and whether it transfers
Town pagesSearches like "foundation repair [town]"Houses you've repaired there, only where you work

Google's guidelines say: "If you're a service-area business, you should hide your business address from customers." You can list up to 20 service areas by city or postal code, and the overall area "shouldn't extend farther than about 2 hours of driving time." Google's spam policies also list "pages targeted at specific regions or cities that funnel users to one page" as doorway abuse, so a page for every county you could reach doesn't help.

Permit records are public too. The City of San Antonio lists foundation repairs among its residential permits, and says residential building contractors (structural) registered with the city can obtain all residential building permits. City sites in San Antonio and Austin were among the sites ChatGPT cited most in 150 ChatGPT answers about named foundation repair companies. Keep the name on those records the same as on your site and profile. Rules differ by city and state; not legal advice.

What should you ask before hiring a foundation repair SEO company?

Of eight foundation repair SEO agency pages we reviewed on November 1, 2026, three said anything about contract length, one said who owns the accounts and none mentioned permits or licensing. Ask any foundation repair SEO company, us included, these five questions, and get the answers in writing before you sign.

AskWhat a straight answer sounds like
Who owns the accounts and the website?Everything in your name, and you keep it if you leave.
How long am I committed?A short fixed start, then month to month, in writing.
Will you work with another foundation company in my area?A clear yes or no for your area, not "it depends."
How will you set up our Business Profile if we go to the customer? As a service-area business, the way Google's guidelines describe: address hidden, service areas listed, no pages for places you don't serve.
How will our pages describe engineer involvement? In plain words, and only as it's true for your company: when an engineer is brought in, and by whom.

Our answers on ownership, commitment and competitors are in the questions at the end of this page. You deal with Youssef Hodaigui directly: calls and texts are answered as they come in, emails usually within hours.

Questions about foundation repair SEO

What does foundation repair SEO cost?
With Mindflow, plans start at $2,800 a month for one metro, $4,500 for a metro and the cities around it, and $8,500 for three or more metros. Your price depends on how competitive foundation repair is in your market and how many service lines you want to grow. There's no setup fee, and you get your exact price in writing first. See plans and prices.
We work from a yard, not an office. Should our address show on Google?
Usually not. If customers don't come to you, Google's guidelines say a service-area business should hide its address and list the areas it serves instead. If you also see customers at your location during business hours, Google allows a hybrid setup with both. Either way, your name and phone should match your site and listings exactly.
Do homeowners see our permit history?
Often they can. San Antonio, for one, lists foundation repairs among its residential permits, and in our 5-city study city government sites were among the sites ChatGPT cited most when asked about named foundation repair companies. We can't change a permit record, but we keep your business name the same on the city's records, your site and your profile, so the record is easy to match to you.
Should our site explain warning signs like cracks and sticking doors?
Yes. Homeowners often search the symptom before they search for a company. A page that explains what each sign can mean, and why an inspection comes before any price, answers that search and leads to a booking. It shouldn't diagnose a house from a web page or promise a repair method sight unseen.
How long does SEO take?
Usually months, not weeks. How fast depends on your competitors and on how complete your Business Profile and site are today.
Do you guarantee rankings?
No. No one can guarantee a spot on Google or in an AI answer. We show you the work and the results.
Is AI SEO extra?
No. AI search optimization is included in SEO in every plan.
Am I locked into a contract?
The first 90 days are committed and billed monthly. After that it's month to month with 30 days' notice.
Who owns my accounts and website?
You do. Every account stays in your name, and website files and copy are yours once paid.
Will you work with my competitor?
No. We won't work with your direct competitor in your area.
Do I need a new website?
Not always. If yours can't turn visits into calls, we'll say so and quote a site separately.
Do you run Google Ads, Local Services Ads or ChatGPT ads?
Case by case. Our plans cover SEO, AI search, your Google Business Profile, reviews and conversion. When paid ads fit your market and goals, we scope Google Ads, Local Services Ads or ChatGPT ads in your proposal. Ad spend goes to the platform and isn't part of our fee.
