Foundation Repair PPC

Foundation repair PPC puts your company in front of homeowners who just found a crack, a sloping floor or a bad line in an inspection report. With Google Ads you pay per click; with Local Services Ads you pay per lead. Mindflow takes on ads case by case. When paid ads fit your market and goals, we scope Google Ads, Local Services Ads or ChatGPT ads in your proposal, next to your SEO, Business Profile, reviews and conversion work.

How do Local Services Ads work for a foundation repair company?

"Foundations services" is its own category on Google's Local Services category list. You choose the job types you want, pass Google's business checks and pay per lead, not per click. Lead prices vary with your location, the job type and the kind of lead, and Google no longer credits leads for work you didn't switch on.

What to set before the first lead:

  • The checks. For Foundations services, Google lists business and owner background checks, business registration, a business representative check, general liability insurance, and state business and owner licenses "where applicable by local law." Each is marked for select users. Where your state doesn't license foundation work, there's no state license to show, but your insurance and registration still need to match the name you advertise under.
  • Job types.Toggle on only the repairs you do. Google doesn't publish the list for each category; you see it when you add the industry.
  • Broad search.Google opts you into general category searches automatically. Turning that off "may result in a decrease in leads."
  • Credits.Google "no longer supports credits for 'job type not serviced' and 'geo not serviced' leads." Your settings are the filter.

The program is also changing. Google is moving Local Services Ads into Google Ads: the first phase, from August 2026, covers select home and storefront advertisers in a list of named categories, and Foundations services is not named in the first group; service-area businesses follow in late 2026 and the rest in 2027. When your account moves, all of it goes together and the old dashboard shuts. Weekly budgets become daily averages and manual per-lead bids end. What to check before yours moves is on our Local Services Ads page.

Which foundation searches are worth paying for?

The ones where a homeowner is ready for an inspection, not just curious. Foundation searches run from "why is my door sticking" to "foundation repair near me." Pay first for searches that name the repair or the inspection, and let your pages answer the research questions, where a visit costs nothing per click.

Search typeExamplePaid ad, page or excluded?
Repair or inspection, with a place"foundation repair near me," "pier and beam repair [town]"Paid ad or Local Services, sent to that repair's page
Home sale"foundation inspection before closing"A paid ad only if you can inspect inside a sale's timeline
Symptom"cracks in drywall," "sloping floor"Usually a page; test ads later on a small budget
Price research"foundation repair cost"A page that explains what moves the price
Do-it-yourself and supplies"foundation crack repair kit," "house jack"Excluded with negative keywords
Jobs"foundation repair jobs," "foundation technician pay"Excluded

Two rules make the last rows work. Google says negative keywords "won't match to close variants," so "job" and "jobs" each need adding. And the search terms report shows what people really typed, so the list grows from what you see in it. How match types work is in our Google Ads handbook; the symptom pages themselves are covered on foundation repair SEO.

Google: about negative keywords, read November 1, 2026.

What can a foundation repair ad promise?

Only what your written terms back up, in the words the ad actually shows. Google may show a search ad's headlines and descriptions "in any order," so a "Lifetime Warranty" headline can appear without the line that says whose lifetime. The FTC's warranty guides ask ads to name "the life to which the representation refers." Not legal advice.

Ad lineWhat to checkSource
"Lifetime warranty"Our advice: name the life inside the same line, such as "warranty for the life of the home." A headline has 30 characters, so the short version has to be true on its ownFTC 16 CFR 239.4; Google responsive search ads
"Transferable warranty"Say where the full written warranty can be read; a warranty page linked from the ad is our suggestionFTC 16 CFR 239.2 (written warranties on consumer products)
"Free inspection"If an engineer's report or a return visit costs extra, say so. Google's Local Services rules say "diagnostic charges and trip fees must be disclosed" and ban "low estimates that trick customers into booking services"Google Local Services policies
"Licensed and insured"Claim only what you hold, in the name you advertise under. Google bars "erroneous information about … qualifications, licenses"Same

Section 239.2 of the FTC guides applies only to written warranties on consumer products covered by the FTC's pre-sale availability rule, so whether it reaches a foundation repair is a question for your attorney. Section 239.4, on "lifetime," applies to the advertising of any warranty or guarantee. How the warranty page itself should read is on foundation repair website design.

Law: FTC, Guides for the Advertising of Warranties and Guarantees, 16 CFR Part 239 (eCFR). Google: about responsive search ads and Local Services platform policies. All read November 1, 2026. Not legal advice.

When do ads make sense for a foundation company?

When you can get an inspector out within days, your profit on a repair covers several inspections that don't sign, and your reviews hold up beside the companies around you. Local Services Ads put your rating in the ad itself, and a buyer with a closing date won't wait a week.

Good signs:

  • Open inspection slots this month, in towns you can name.
  • A page for each repair you'd advertise, with your own job photos and your warranty terms.
  • Someone answers in business hours.Google can charge for a missed Local Services call during your business hours when the caller stays on more than 20 seconds. Our speed to lead guide covers why the first answer matters.

Not yet:

  • Reviews that trail the companies around you.
  • One page for everything, so a pier-and-beam ad lands on waterproofing.
  • No way to tell which inspections signed.Judge ads on cost per signed repair, not cost per lead; import signed jobs into Google Ads where you can.

If you're weighing ads against ranking on the map, start with local SEO vs Local Services Ads.

What should a foundation company ask before hiring anyone to run ads?

Ask which repairs the ads cover, what they skip and what counts as a result. Of seven foundation repair PPC agency pages we read on November 1, 2026, two still used the retired "Google Guaranteed" name, one said the client owns the ad account and one implied it, and none covered how warranty claims read in an ad.

AskWhat to listen for
Which inspection counts as the conversion? The one that leads to signed repairs, with signed jobs imported back
Which job types and towns go on?Only the repairs you do and the areas you serve
Which searches get excluded, and how often is the list checked?A negative list for do-it-yourself, supplies and jobs, grown from the search terms report
How will warranty and "free inspection" lines read in the ad?Wording that matches your written warranty and your fees

Case study

Case study: a fence company, from one county to Metro Atlanta

The problem

"we struggled to generate consistent leads online and were invisible in search results."

The work

SEO and web design over an 8-year partnership, plus reputation management.

The results Zack Goekjian (CEO) describes in his testimonial
  • "Within the first year, our website started ranking for competitive keywords like 'Atlanta fence installation' and 'Atlanta fence company'"
  • 250% more qualified leads
  • from 1 county to several across Metro Atlanta
  • from 5 people to 12
  • reputation work that helped maintain a 4.9-star average rating.

These are Zack's own figures from his testimonial, not numbers we measured. Results depend on your market and starting point.

Questions about foundation repair PPC

How many unsigned inspections can one repair pay for?
That's the test for any foundation ad budget. Divide your profit on a typical repair by the inspections it takes to sign one: that's the most an inspection lead can cost. Clicks are sold at auction, and Google says Local Services lead prices "may vary depending on your location, the job type, the type of lead, or your bidding mode." Google bills the spend, apart from our fee.
When will our Local Services account move into Google Ads?
Foundations services is not named in Google's first group. Service-area companies without a storefront are scheduled for late 2026; everything else moves in 2027. Google emails the account administrator 14 days ahead. Save your performance reports first; Google says they won't carry over, though lead history does.
Should waterproofing and crawl space work run under our foundation ads?
Only if you do that work, and then in their own ad groups with their own pages, because the searches and the jobs differ. In Local Services, switch on a matching job type only where Google offers one for your category. Google no longer credits leads for job types you don't service, so anything left on by mistake is yours to pay for.
Can ads reach buyers and agents during a home sale?
Yes, through searches about inspections before closing, but only promise a visit you can make inside a sale's timeline. Send those clicks to a page that explains how the inspection and report work, what they cost and how your warranty transfers. A fast reply matters more here than anywhere: a buyer's deadline won't move for your schedule.
How long does SEO take?
Usually months, not weeks. How fast depends on your competitors and on how complete your Business Profile and site are today.
Do you guarantee rankings?
No. No one can guarantee a spot on Google or in an AI answer. We show you the work and the results.
Is AI SEO extra?
No. AI search optimization is included in SEO in every plan.
Am I locked into a contract?
The first 90 days are committed and billed monthly. After that it's month to month with 30 days' notice.
Who owns my accounts and website?
You do. Every account stays in your name, and website files and copy are yours once paid.
Will you work with my competitor?
No. We won't work with your direct competitor in your area.
Do I need a new website?
Not always. If yours can't turn visits into calls, we'll say so and quote a site separately.
Do you run Google Ads, Local Services Ads or ChatGPT ads?
Case by case. Our plans cover SEO, AI search, your Google Business Profile, reviews and conversion. When paid ads fit your market and goals, we scope Google Ads, Local Services Ads or ChatGPT ads in your proposal. Ad spend goes to the platform and isn't part of our fee.
