Quick answer

What does marketing for a home builder need to do?

It has to reach two kinds of buyer. One owns a lot, or is about to, and is choosing who will build the house. The other is shopping for a finished or nearly finished home in a town they've picked. Your pages, photos and Business Profile have to prove homes like theirs nearby and make the next step easy.

What makes home builder marketing different?

Building a home is a long, high-value decision, the people searching split into two groups, and everything you publish about homes for sale counts as housing advertising. Licensing depends on your state. Buyers compare builders online long before they call, so we plan your pages and profile around how each group looks.

  • Two buyers, two searches. The US Census Bureau counts 1,005,000 single-family homes completed in 2025 and 678,000 new single-family homes sold that year. Separately, 131,000 contractor-built homes, meaning homes built on the owner's own land, were started in 2025, with a median contract price of $404,000. A lot owner searches for a builder. A community buyer searches for homes in a town. Each gets its own pages and its own request form.
  • A home for sale is housing advertising.Federal fair housing rules make it unlawful to publish any advertisement for the sale of a dwelling that "indicates any preference, limitation or discrimination" because of race, color, religion, sex, handicap, familial status or national origin, and HUD gives "no children" as an example phrase. Google's ads policy adds that housing ads in the US can't be targeted by gender, age, parental status, marital status or ZIP code. We review community-page wording, and the targeting of any ads we run for you, with this in mind. Not legal advice.
  • Licensing depends on the state.Florida's contractor statute defines a "residential contractor" as one whose work is limited to one-, two- and three-family residences of limited height, and a "building contractor" as one who builds commercial and residential buildings up to three stories. Georgia law says no one may engage in the business of residential contracting without a current residential contractor license. In North Carolina, anyone who undertakes to construct a building costing $40,000 or more is deemed a general contractor and needs that license. Where your state issues one, we show it on your site and profile. Not legal advice.
  • Finished homes are the proof.Photos of homes you've built, by home type and town, carry more weight than renderings. Renderings and plan drawings are labelled as what they are; photos of built homes do the selling.
  • Builders aren't remodelers. This page is for companies that build new homes. If remodeling is most of your work, our page for contractors fits you better.
  • Ads are case by case.Google lists "General contractor" among its Local Services Ads categories, and there is no home builder category. Whether ads fit a community launch or a custom-home pipeline is a decision we make with you.

Plans and pricing

Every plan includes the same work; bigger plans cover more ground. Your proposal lists exactly what your plan includes.

Custom homes or homes for sale: which do you want more of?

Probably both, but they need separate pages and separate follow-up. A custom client wants to see your process, homes you've built on other people's lots and a consultation request that asks about their land, budget range and timing. A community buyer wants plans, prices, what's move-in ready and when they can tour. One page can't do both.

For custom clients: a page that explains how a build with you works from first meeting to keys, project stories from the towns you build in, and a consultation request that asks whether they own a lot, their budget range and when they hope to start. These inquiries are worth a personal reply, so we check that calls and forms reach you fast.

For community and spec buyers: a page for each community and each plan, move-in-ready homes kept current so no one tours a house that sold, model-home hours and photos on your Business Profile, and a tour request that works on a phone.

For both: records that agree wherever a buyer checks you. Our 50-metro study didn't include home builders, and the general contractors it did include are a different trade. Across the 8 home-service trades we studied, ChatGPT's answers about a named contractor leaned on the BBB (10,582 of 11,982 answers), a government or licensing site (10,288) and the company's own site (9,557). For a builder that means your license record, your BBB profile and your site telling the same story; the research write-up has the detail.

What goes on a home builder's website and profile?

A buyer is looking for proof you've built homes like the one they want, in the area they want, and a clear way to start the conversation. These come first, built on the site you have where it can carry them; a new site is quoted separately only if it can't.

  1. Pages split by buyercustom homes on one side, communities, plans and move-in-ready homes on the other.
  2. Pages for the towns and communities you build in, with homes there you're happy to show.
  3. Your own photos of finished homes, by home type and town, on your site and your Google Business Profile.
  4. Consultation and tour requests that work on a phone, short for community buyers, with lot and budget questions for custom clients, and call and form tracking checked.
  5. A review request when each home is handed over, sent from your own system. Replies are drafted for you to approve.
  6. Answers to the questions buyers askhow long a build takes, what's included in the price, how allowances and changes work, and how a tour or consultation is booked, in your own words, with housing-advertising wording reviewed before it goes live.

Questions home builders ask

Have you worked with home builders before?
Our published client story is Precision Fenceworks, a Georgia fence company we worked with for 8 years. We haven't published a home builder story, and our 50-metro study doesn't cover the trade. For a builder, the free review looks at how your communities and custom work show up in your area, whether your license and BBB records match your site, and what Google's AI and ChatGPT say about you.
We're a production builder with several communities. Can you handle that?
Yes. Your footprint sets the plan: one metro is Complete Local, a metro and the cities around it is Complete Regional, and three or more metros is Complete Multi-Market. Each community gets its own page and its own inventory updates. We don't promise a fixed number of community pages a month; the proposal lists what your plan includes.
We also remodel. Which page is for us?
If remodeling and additions are most of your work, our page for contractors is written for you, and the free review works the same way. If new homes are most of your work and remodeling is a side line, this page fits, and remodeling gets its own service page so the two kinds of inquiry don't get mixed up.
Do you sell home builder leads?
No. A lead service can send the same buyer's details to several builders at once. Consultation and tour requests from your own Business Profile, website and reviews go to you only, and Mindflow doesn't sell or share those inquiries. For the trade-offs between bought leads and your own channel, see our leads and ads guides.
Can you write our community and plan pages?
Yes, as part of your plan. We write them in your words, from your plans, prices and photos, and we review the wording against the housing-advertising rules above before anything goes live. That review is part of writing good pages, not legal advice; your attorney or association has the final word on compliance.
How long does SEO take?
Usually months, not weeks. How fast depends on your competitors and on how complete your Business Profile and site are today.
Do you guarantee rankings?
No. No one can guarantee a spot on Google or in an AI answer. We show you the work and the results.
Is AI SEO extra?
No. AI search optimization is included in SEO in every plan.
Am I locked into a contract?
The first 90 days are committed and billed monthly. After that it's month to month with 30 days' notice.
Who owns my accounts and website?
You do. Every account stays in your name, and website files and copy are yours once paid.
Will you work with my competitor?
No. We won't work with your direct competitor in your area.
Do I need a new website?
Not always. If yours can't turn visits into calls, we'll say so and quote a site separately.
Do you run Google Ads, Local Services Ads or ChatGPT ads?
Case by case. Our plans cover SEO, AI search, your Google Business Profile, reviews and conversion. When paid ads fit your market and goals, we scope Google Ads, Local Services Ads or ChatGPT ads in your proposal. Ad spend goes to the platform and isn't part of our fee.
